Applying To Rent

When applying to rent a property, a prospective tenant is required to make an appointment to inspect the home with one of our Property Managers. Inspection arrangements must be made in advance by submitting our Request For An Inspection Form. Please complete the form and return it to our office. Photo ID must be provided when attending the viewing.

All properties currently for rent can be viewed on our website, in the local newspaper or in our office. Prospective tenants wishing to apply for a property can do so by completing an application form. Each adult to be residing at the home will need to submit an application (download below). All application forms are to be completed in full including details of rental and personal references and employment details provided where appropriate.

Once your application is approved, a Residential Tenancy Agreement is drawn up for both the landlord and the tenant to sign. This is a legally binding agreement whereby both parties agree to abide by the conditions as set out in the agreement. The tenancy agreement is based on the Residential Tenancies Act 1997.

At the signing of this agreement, the tenant is required to pay the first three (3) weeks rent. This is payable by cash or EFTPOS to Kevin Hicks Real Estate. The tenant will also be required to pay a bond. This is payable by bank cheque or money order directly to the Residential Tenancies Bond Authority (RTBA). The RTBA hold the bond in trust for the tenant until it is released back to the tenant upon successful completion of the tenancy.

Before taking occupancy of the premises, our company will complete a detailed Condition Report including photos, as evidence of the presentation of the property, at the beginning on the tenancy. The tenant has three (3) business days to make any amendments to this report before signing and returning to our office. A Statement of Rights and Duties is also provided to the tenant, which is a summary outline of both parties’ rights under the tenancy agreement.
